  •  How much does it cost?

    We charge a flat rate fee of just £55.00 VAT free for all properties * up to 4 bedrooms and that are of "Standard" construction.

  •  - that is Brick build with Tiled roof and up to two extensions from the original build.

  • - "Non Standard" properties may not cost anymore than Standard if they are not of "mixed" construction type. Please contact us to discuss.

  • For larger properties than listed above or where the building is of "Non Standard" construction please call us for an individual quotation

    *EPC Fees Quoted are for properties within a 15 mile radius of March

    *Due to recent unprecedented rise in fuel costs we have regretably been forced to reduce our operation area for the inclusive rates as quoted.
    Now for properties greater than 15 miles radius from March we reserve the right to charge 30p per mile for each mile above a 30 mile return trip unless we already have an instuction within the same location.
     
     For multiple instructions within the same area this charge does not apply
    Prices Quoted are not subject to VAT and have not been increased even though we are charged the increase for all lodgements on the Government Database.

  • Floor Plan A  This is a basic floor plan layout of all rooms showing dimensions & relative door and window positions.

    FloorPlan B   Same as Plan A with the addition of all fitments ,kitchen, bathroom, cloakroom, toilet, utility room, boiler placement, feature fireplace, hot water storage etc.

     
    An instruction for a floor plan will include the main building and any attached garage, conservatory, lean-to etc, but not any separate buildings.  Separate buildings can be included for an additional fee ie. £10.00 for each additional building up to 75 sq metres of floor area (if over 75 sq metres, then a further £10.00 charge applies for each additional 75 sq metres, or part thereof).
    A Full Site plan to include all external areas, boundaries, patio or decked areas can also be produced. Fees to be agreed dependant on extent and complexity.
     

  • All assessments are carried out by Principal or Senior Assessors who have accreditation with one or more of the leading accreditation bodies.
  • All have been Criminal Records Bureau checked.
  • All have full Personal Indemnity & Professional Liability insurance
  • All carry Identification Cards with their details and are pleased if you ask to see them and call the Accreditation body to check the validity.
  • All have significant experience within the energy assessment and property surveying profession (Minimum of 3 years).
  • All are members of one of the two Institutes who oversee the Professional Standards - IDEA or IHI

    Low Fee Rates on the internet !!!!

    There are many companies advertising EPCs at fees around £39 +VAT on the internet.  

    How can these companies provide EPCs at such a low price and is it a good deal for the home owner/landlord?...Read on and make your own mind up?

    Now more than ever it is important that your EPC accurately reflects your property.

    Selling or renting out, buyers and tenants are taking more interest in the energy ratings of properties.

    Increasing domestic fuel prices demand this.

    In the future, incentives and grants may only be made available to houses with a poor energy rating evidenced by an EPC. 

    There could also be a Council Tax levy related to your energy rating/consumption.

    For rental properties, landlords with properties in the "F" rating may not be able to rent them out until energy improvements have been made to bring them up to a higher band rating.

    How can they be so cheap?

    READ HERE.

    1 A company employs a Domestic Energy Assessor (DEA).

    ·         The DEA will be on a quite low salary.  To increase his earnings, he needs to reach targets set by the company.  Once these targets are met, the DEA will be paid a “bonus” or an extra fee for each survey ‘completed’.

    ·   The target levels are usually very high and to achieve these levels the DEA needs to work fast.  As such the DEA can only afford to spend a minimal time on each survey.

    ·        They will cut corners. (Not measuring loft insulation for example?).

    ·        They will not spend any time in explaining any aspect of the survey or answering questions you may have –they cannot afford the extra time taken.

    ·         The DEA’s time, on site, doing the survey would be about 20 minutes or less.

    A satisfactory survey takes at least 1 hour to complete.  

         2 A company instructs an independant DEA    

                                   

    ·        The company takes payment for the EPC, but does NOT pay the DEA.

    ·        As the EPC has not been paid for, it remains the property of the DEA.  The DEA may withdraw it from the LANDMARK Data Base & inform the local Trading Standards office of this action.

    ·        This leaves the homeowner with an invalid EPC and possible action against them & their agent from Trading Standards.

    ·        Additionally the homeowner will then have to pay for another Energy Assessment to be carried out.

    3 A company employs just one qualified DEA.

      They may also employ an unqualified person to carry out the survey on your property, recording very basic data.· This "data" will be given to the one qualified DEA for him to upload.

    · The DEA has no way of knowing if the data is correct.

    · The DEA is acting unlawfully in doing this.

    · The person carrying out your survey;

         i. Is not qualified (an inaccurate EPC?).

         ii. Is not licensed (an inaccurate EPC?).

         iii. May not be CRB checked (Has he/she a criminal record?)

         iv. May not be insured (If he/she falls through your loft or is injured whilst at your house, you could be sued.

    4 The "new boy on the Block". 

    Some companies are now using a system where having taken an order and payment from a client they send out a mass email inviting quotes from "Energy Assessors" within the Post Code area.

      It is a "bidding" or "auction session".  The lowest"bidder" gets the job in order to maximise the company's margins.

    ·        These companies do NOTask for evidence from the DEA to ensure that he/she carries PII or PLI Insurance.

    ·        They do not check that they are qualified.

    ·        They may not pay the DEA (this puts you in the same position as (2)

    SO WHO IS COMING TO YOUR HOME?

    Anglia Energy Assessment ensure all surveys are carried out with due diligence. Most surveys will take about 1 hour on site to complete the recording of data and photographic evidence to back up the report.

    All our surveys are subject to Independant Quality Assurance checks - this ensures accuracy and relevance.

    If more time is needed to ensure the accuracy of your EPC - No problem. The fee remains the same.
