The greatest expense you will face in selling your property is Estate Agency  and Conveyancing fees.

We can help you with some of these.

Solicitors

We have teamed up with some Local solicitor practices to provide that face to face solution that some vendors prefer or with some 'on - line' conveyancing solutions if your lifestyle does not make the first option an easy option.

Many solicitors now offer a fixed fee structure for buying or selling property where their charges are clearly outlined for the service provided. The only aditional charges are for searches, obtaining documentation from mortgage lenders and money transfer fees. The solicitor will outline all of these before proceeding. Usually they will only start the process when you inform them that you have a confirmed sale offer. This can therefore lead to some delays being experienced before Completion.

On Line Conveyancing

For many of us now, our busy lifestyles do not always allow us to take time out to visit a solicitors offices in order to complete paperwork. Indeed many of those offices are closed when we have the time. A modern solution to this is On Line Conveyancing.

This system allows us to obtain a quotation, complete paperwork and pay for this from our home or office desktop. No need to take time off to visit the solicitors office. All of the process is handled by a team , headed by a solicitor and it is practice to start compiling the documentation as soon as the instruction is received. Again all charges are clearly outlined from the start, however as the on line provider is specialising in this feild their charges can be much lower. The solicitor chosen is one who has agreed to provide this service, usually within the area local to yourself.

On Line Estate Agencies

Growing in popularity are On Line Estate Agents or  "Virtual Estate Agents".

These offer the vendor the opportunity of marketing their property on the internet and in some cases also in the property pages of local newspapers.

The advantages are that you have control of the content. and the fee are significantly lower than those of the traditional Estate Agency. You must be aware of the Property Mis- Descriptions Act, however most on line agencies issue guidance in this area. You can upload your own photographs and other information or links to other sites that may be relevant

The downside is that you will not have somebody to assist you when a potential purchaser wishes to view your property. You should ensure that anyone you let into your property is expected, is who they say they are and where possible you should not be alone in the property. Never let anyone into your property when you are alone or who "calls" because they saw the For Sale sign in the garden. If someone calls like this and are genuine they will happily accept an arranged viewing.
